Building a Custom Home on Chicago’s North Shore: What to Know Before You Start
July 30, 2025
Building a custom home on Chicago’s North Shore is an exciting opportunity—but it comes with unique considerations. From working with challenging topography to navigating zoning approvals and protecting natural landscapes, thoughtful planning is essential.
At Jaffe Architecture, we’ve helped clients bring their vision to life on sites ranging from lakefront bluffs to wooded ravines. Below, we’re sharing what prospective homeowners should know before starting their North Shore custom home journey—drawing insights from our recent Ravine Reimagined project in Highland Park.

Understand the Site Before You Design
North Shore properties often come with distinctive site conditions: steep slopes, mature trees, protected ravines, or proximity to Lake Michigan. Before any design work begins, it’s important to fully understand your site’s opportunities and constraints.
For example, in Ravine Reimagined, the site had a dramatic 25-foot drop and was bordered by protected ravines. Rather than seeing this as a limitation, we used it as inspiration—carefully positioning the home to maximize views while minimizing environmental impact and site disturbance.
Factor in Zoning and Permitting Early
Municipal zoning codes across the North Shore can be complex and vary greatly between towns like Winnetka, Glencoe, and Highland Park. Height limits, setbacks, and lot coverage restrictions all shape what’s possible on your site.
For Ravine Reimagined, we worked closely with the City of Highland Park Department of Community Development to navigate site-specific regulations. The project also required approval from the Historic Preservation Commission to demolish the existing house—an essential early step before new construction could begin.
Bringing your architect into these conversations early helps streamline the process and ensures your design responds to both regulatory requirements and site potential.
Design for the Landscape, Not Against It
One of the great privileges of building on the North Shore is working with beautiful natural surroundings. Whether it’s lake views, mature trees, or dramatic topography, your home should feel like it belongs to its site.
For Ravine Reimagined, the window patterns were inspired by the organic rhythm of trees in the surrounding ravine. The material palette—neutral, textural, and low-contrast—was chosen to complement rather than compete with the landscape.
Materials were also selected for their durability—chosen to withstand winds, changing weather, and the demands of a site adjacent to Lake Michigan. From exterior cladding to window systems, every choice was made with both beauty and long-term performance in mind.
Consider Long-Term Lifestyle Needs
For many clients, a North Shore custom home is a long-term investment—a place where they plan to stay for decades. Thinking about how your needs may change over time is an important part of the design conversation.
For the Ravine Reimagined clients, aging in place was a priority. We designed wide clearances, minimal step transitions, and included an elevator for ease of movement between floors. Spaces like the four-season porch and open-concept living areas were tailored for both daily comfort and entertaining—reflecting how the clients wanted to live now and in the future.

Prioritize Light, Views, and Flow
Orientation and layout are key to making the most of your site’s natural assets. On the North Shore, shifting light conditions, seasonal changes, and privacy concerns all play a role in how a home should be sited and organized.
For Ravine Reimagined, living spaces were positioned to capture both morning and afternoon sun while preserving expansive ravine and Lake Michigan views. The design also emphasized natural ventilation, using strategic window placement to take advantage of lake breezes for passive cooling and indoor air quality.
