Construction Documents: Where Design Becomes Buildable
September 10, 2025
After early sketches have been refined and design details clarified, it’s time for your vision to take its most precise form.
In the Construction Documents phase, ideas evolve into instructions—clear, coordinated, and ready for the job site.
At Jaffe Architecture, this is the stage where technical rigor meets design intent. We produce comprehensive drawings, interior elevations, and written specifications that not only reflect your goals—but ensure the home is built with precision.

What Are Construction Documents?
Construction Documents (often referred to as “CDs”) are the full set of architectural drawings, interior elevations, and technical specifications required for a builder to price and construct your home.
They are also essential for:
Permitting
Bidding
Construction sequencing
Coordinating subcontractors and consultants
This is the most detailed and technical phase of the architectural process—but it’s still deeply rooted in design. Every line, tag, marker, and dimension builds on what was developed during Design Development. The two often overlap, especially when construction constraints or material realities inform how something should be built.
Fine-Tuning the Details
You might know you want built-in bookshelves flanking the fireplace. But should the corners be mitered or cleanly lapped? Should the vertical lines align with the baseboard or float above the mantel? What about the grain direction of the wood?
These are the kinds of decisions resolved at this stage—along with countless others.
We review and document:
Interior elevations, horizontal and vertical sections
Wall sections and cabinetry details
Millwork, door, and window schedules
Lighting plans and electrical layouts
Plumbing fixture selections
Hardware and finish specifications
Tags, markers, notes, and dimensions
We redline and re-check the set to ensure there are no errors or typos
This work may seem tedious—but it’s where the real transformation happens. The Construction Documents phase represents a significant portion of the architectural effort, both in time and fee.

Why It Matters
A well-drafted Construction Document set reduces ambiguity. It helps contractors bid accurately, prevents costly change orders, and ensures everyone on site is working from the same playbook.
And when questions do arise—as they always do—we’re there to answer them. Through Construction Administration, Jaffe Architecture stays involved to make sure every detail stays true to the design.
Project Highlight: A Change in Plan
In our A Change in Plan renovation, the transformation hinged on precise documentation. From reworking a convoluted floor plan to designing clean, contemporary millwork, every move depended on clarity and coordination.
Take the fireplace, for example: what appears as a calm and quiet moment in the finished space required detailed elevations, horizontal and vertical sections, and thoughtful decisions about proportions, reveals, and alignment. Without Construction Documents to communicate those nuances, executing the design with accuracy wouldn’t have been possible.
Working with Jaffe Architecture
Every project begins with listening—and culminates in detailed documentation that brings your ideas to life. Whether you’re refreshing the interiors of a long-loved home or starting from the ground up, our process and Construction Document sets reflect decades of experience, technical knowledge, and a deep respect for how great design gets built.
